Oxford Properties Group, CT Real Estate Investment Trust (CT REIT), and Canadian Tire Corporation (CTC) have announced a major $200 million investment to retrofit the iconic Canada Square office complex in midtown Toronto. The project will modernize two office towers at 2180 and 2200 Yonge Street, delivering 680,000 square feet of upgraded office space, with over 80% pre-leased to CTC for a 20-year term. CTC, which has called Canada Square home for over 50 years, is building a next-generation headquarters to support thousands of employees.
This redevelopment highlights a strong commitment to Toronto’s urban core and emphasizes the value of centrally located, transit-connected workplaces. Scheduled to begin in late 2025, the construction will feature energy-efficient upgrades, LEED Certification, and reduced embodied carbon. Enhancements include new employee amenities, a revitalized streetscape, 15,000 square feet of retail space, and an improved TTC entrance at Eglinton station.
The project is a key step in a broader vision for the 9.2-acre site, which includes future plans for rental housing and public spaces. As a “made-in-Canada” partnership, this investment reinforces confidence in sustainable urban development, long-term employment, and community revitalization.
