Victoria’s Major Mixed-Use Developments Forge Ahead Despite Economic Challenges

Despite challenging economic conditions, two of Victoria’s largest mixed-use developments are moving forward. Focus Equities’ Roundhouse project and Starlight Investments’ Harris Green redevelopment remain on track despite high interest rates and rising labor and material costs. Focus Equities’ Ken Mariash, after 25 years on the Roundhouse project, is determined to complete it, while Starlight plans to begin construction on the 1000-block of Yates Street by year-end. The Urban Development Institute highlights the difficult economic landscape and rising municipal fees, which have caused some developers to withdraw. Mike Miller of Abstract Developments notes that many projects now struggle to remain profitable due to inflation and high construction costs. The Roundhouse project, approved in January, includes 1,870 residential units across nine towers. Starlight’s Harris Green Village aims to build five residential towers with 1,500 rental suites and significant commercial and green space. The construction industry faces capacity issues due to a consistent labor force and an increasing workload.
