With the first two phases complete and the third under construction, the next step of redevelopment of the former W.C. Woods property in The Ward is proposed to include a 14-storey, 194-unit building, two commercial units and a pair of publicly accessible areas.
Located at 93 Arthur St. S., phase four involves the southernmost portion of the former factory site, bordering Arthur Street South as well as Cross and Neeve streets. It’s nearly half a hectare in size.
In order for the project to go forward as-is, Fusion Homes has requested a reduction in the required parking, with much of it shifted to a neighbouring property, as well as special permissions related to common amenity spaces and the rear yard setback.
“The Metalworks development represents an integration of the historic W.C. Wood Company building alongside new mixed-use residential buildings with a focus on high-quality architecture and urban design while providing assets to the community such as the creation of privately-owned open spaces available to the public and the establishment of River Walk, connecting Neeve Street to the Guelph Junction Railway,” explains a planning justification report posted on the city’s website.
“The proposed amendments reflect changes in market demand since the initial conceptualization for the Metalworks development and represent minor deviations that will maintain the overall design and planning framework for the site.”
City council previously approved the 5 Arthur Street Urban Design Master Plan for the Metalworks development, including this latest phase.
