Forum and Dawson Wallace have officially announced the construction of The Elm at Legacy Park, a new purpose-built rental community located in Spruce Grove, Alberta. Strategically positioned near Jennifer Heil Way and Highway 16A, this modern development will enhance the city’s housing landscape with high-quality, amenity-rich rental options.
Phase 1 of the project will deliver 186 rental suites across two buildings, with occupancy expected in early 2027. Each building will house 93 suites, offering a mix of one- and two-bedroom layouts. Designed with modern renters in mind, The Elm will include underground parking, premium in-suite finishes, and a variety of lifestyle amenities, such as a fitness centre, lounge, and an outdoor patio with barbecues and fire pits.
“This marks a significant milestone in our investment across Alberta,” said Jay McMartin, Founding Partner at Forum. “Spruce Grove is a growing, vibrant city, and The Elm reflects our focus on building communities that align with the needs of today’s residents.”
The project is being developed in collaboration with Dawson Wallace, a trusted partner with a strong track record across Western Canada. “We’re proud to partner with Forum again to bring this innovative and high-quality project to life,” said Brandon Wallace, Principal at Dawson Wallace.
The Elm at Legacy Park is located next to The Shoppes at Legacy Park, another Forum development, giving future residents direct, walkable access to a wide range of retail and dining options. Tenants will enjoy the convenience of popular businesses like Chipotle, Firehouse Subs, Burger King, Supplement World, and Popeyes Louisiana Kitchen, all within steps of their front door.
Spruce Grove Mayor Jeff Acker welcomed the new development, stating: “The Elm at Legacy Park supports the growth and liveability of our city by diversifying housing options for current and future residents.”
Forum and Dawson Wallace’s shared vision is to contribute meaningfully to Spruce Grove’s housing market by creating thoughtfully designed, community-focused rental spaces that align with the city’s growth and evolving demographics.
