EMD-Batimo Breaks Ground on Lib Vaudreuil-Dorion

On July 8, EMD-Batimo officially launched construction of the Lib Vaudreuil-Dorion residential complex with a ground-breaking ceremony. Located at 1435 Émile-Bouchard Street, this $76 million project embodies the Lib banner’s mission to create high-quality, stimulating living environments for people aged 55 and over, young retirees, and semi-retirees who want to downsize without moving into traditional seniors’ residences.

The 14-storey building will feature 187 all-inclusive rental condos, ranging from one to three bedrooms. Each unit is designed to be spacious, bright, and elegantly finished. The rental package includes five appliances, electricity, hot water, air conditioning, cable, and high-speed Internet. Residents will enjoy a wide range of thoughtfully designed common spaces, including a panoramic lounge, culinary space, gym, swimming pool, outdoor courtyard with barbecues, and billiards room. Francis Charron, President of EMD-Batimo Group, emphasized the company’s integrated approach, which combines developer, builder, and operator roles to ensure a seamless, high-quality experience. “This project fully mirrors our vision of creating stimulating and sustainable living environments for people aged 55 and over,” said Charron. He also highlighted the key role of partners like Chartwell and La Caisse in delivering on customer expectations.

Adjacent Partnership with Chartwell Le Prescott

Next door to the new Lib Vaudreuil-Dorion, Phase 2 of the Chartwell Le Prescott retirement residence will also be completed in 2026. This 12-storey addition will bring 247 new apartments, including 24 care studios for residents with reduced autonomy. Designed and built by EMD-Batimo, the expansion will feature panoramic lounges and landscaped outdoor areas. Together, the entire Chartwell Le Prescott campus will exceed 600 units, reinforcing the long-standing, successful partnership between Chartwell and EMD-Batimo to deliver well-designed, future-ready senior living options.

Economic and Community Impact

Beyond its residential offering, Lib Vaudreuil-Dorion will generate significant benefits for the local community. The project will create over 100 jobs at its peak and is expected to deliver hundreds of thousands of dollars in annual economic spinoffs for Vaudreuil-Dorion. Mayor Guy Pilon praised the project for enhancing the city’s already dynamic residential landscape. He emphasized the location’s walkable access to shops, services, parks, community organizations, sports facilities, the André-Chagnon multisport centre, the municipal hub, and the upcoming Vaudreuil-Soulanges hospital, making it ideal for active older adults who want to stay connected to their neighbourhood.

Statistics Canada data underscores the need for such projects: over 30% of the local population is aged 65 or older. Lib Vaudreuil-Dorion directly addresses this growing demand for modern, well-located, age-friendly housing that balances independence, community, and access to services.
