Cadillac Fairview recently announced its second residential rental project in the Montréal Metropolitan Area at CF Carrefour Laval, Québec’s leading shopping center. This marks CF’s third major residential project, following developments in Ottawa and downtown Montréal. The first phase of the CF Carrefour Laval project will feature 365 rental units across two towers (20 and 11 stories), connected by a six-story podium with premium amenities, including a swimming pool. The development integrates public realm improvements, future retail spaces, underground parking, and direct access to the shopping center, ensuring seamless transit and convenience for residents.
This initiative strengthens CF’s investment in greater Montréal’s housing market, complementing its existing projects, such as the Tours des Canadiens in downtown Montréal. As part of its long-term strategy, CF aims to transform its retail properties into vibrant mixed-use communities while addressing Canada’s housing challenges.
Sal Iacono, President & CEO of CF, emphasized the company’s commitment to creating connected communities and addressing housing shortages. The project reflects CF’s legacy in placemaking, which began in 1953, and its dedication to evolving retail spaces into dynamic hubs. Brian Salpeter, Executive Vice President of Development, noted the transformation of CF Carrefour Laval, which has grown from 125 stores to Québec’s most productive retail destination with 266 stores.
Construction will begin this month, with initial occupancy expected by summer 2027. This development represents the first phase of CF’s master-planned community at CF Carrefour Laval, redefining the site as a place to live, work, and play.
