Purpose-Built Student Residence Proposed Across from University of Guelph

Elysium Investments Inc. has unveiled Yarra, a new purpose-built student housing platform, with its first proposed development located directly across from the University of Guelph. The planned 10-storey residence marks the launch of a scalable platform focused on long-term livability, durable design, and operational consistency—positioning Yarra as a response to growing student housing pressures across Ontario.

Rising post-secondary enrolment and limited rental supply have intensified demand for housing near campuses, while many existing options fail to support academic life. Yarra aims to address this gap through a design-driven approach that prioritizes functional layouts, natural light, acoustic comfort, and durable materials. Rather than competing on short-term luxury amenities, the platform emphasizes reliability, usability, and environments that support student focus and well-being.

Beyond physical design, Yarra introduces a programming-led model intended to activate shared spaces and foster community. Planned initiatives may include academic talks, mentorship sessions, performances, and student-led events, shifting amenity areas from passive spaces to hubs of engagement and intellectual exchange.

The proposed Guelph development, located at 210–222 College Avenue East, would replace three underutilized low-rise properties with a 153-unit purpose-built student residence. The building will include two-, three-, and four-bedroom suites and is designed by 5468796 Architecture. Key design features include stepped upper floors and sloped cladding to reduce perceived massing and improve daylight penetration. A central landscaped courtyard anchors the project, surrounded by indoor amenity spaces tailored to student living, including study lounges, wellness and fitness areas, meeting rooms, and social spaces.

Elysium describes Yarra as a repeatable platform rather than a single asset, with plans to replicate its design and operational framework in university-adjacent markets. As municipalities and post-secondary institutions seek sustainable solutions to campus-area housing shortages, purpose-built student housing is increasingly viewed as a critical component of broader housing strategies. Yarra’s approach positions it at the intersection of thoughtful design, community-building, and long-term performance in Canada’s evolving student housing market.
